This 75,000 sq. ft. on-campus medical office building in Colorado Springs includes endoscopy services and an attached cancer center. Boldt Real Estate was selected as the owner and development partner following a competitive RFP led by CommonSpirit Health, thanks to its favorable cost of capital and collaborative approach. To meet an accelerated timeline for bringing a key endoscopy partner to campus, Boldt Real Estate took on development and approvals risk to keep the project on schedule. Midway through, Boldt Real Estate adapted the plan to include a state-of-the-art cancer center, leveraging its ability to amend the existing PUD and expedite delivery—bringing the cancer center online 12 to18 months faster than originally planned. The facility includes imaging, lab, gastroenterology/endoscopy, otolaryngology and allergy/immunology services.
